Dallas County History
To really understand Dallas County real estate markets, you need to have a sense of how Dallas County was formed, and what it has been through. Then you can better understand what makes the Dallas County commercial real estate scene what it is today.

Before the land became known as Dallas County, it had long been settled by the Anadarkos people, a group of the Caddoan Indians. First contact with Europeans was probably during the Moscoso Expedition in 1542, but it would not be until 1760 that a Spanish missionary established a permanent presence in the region. By 1840, American settlers began to filter into the region, but only slowly.

As The Republic of Texas began to build roads and infrastructure, several of these roads crossed in the vicinity of a trading post that would become Dallas. The roads and the resources available in the region saw the town begin to grow quickly. The Republic of Texas joined the United States in 1845, and by 1846 Dallas County was formed from parts of Nacogdoches County and Robertson County.

Dallas County remained primarily rural until just after WW1, when manufacturing became more important to the local economy than farming. This was the first boom in Dallas County, TX real estate, but it would not be the last. Urbanization continued for the next century, producing the Dallas County we know today.

How Dallas County Got Its Name
Dallas County was founded in 1846, and the city of Dallas – the County Seat – was named for it. The actual origin of the name of the county, however, is not known for certain. It is speculated that it was named for George Mifflin Dallas, who was serving as Vice President under James K. Polk at the time.

According to the census conducted in 2020, Dallas County is the second most highly populated county in Texas, and the 9th largest county in the US by population. With just over 2,600,000 people, that’s not really surprising. The population has risen more than 10% since the previous census in 2010, and has gone up a staggering 1.1 million people since 1980! As Dallas County real estate trends go, ‘growth’ is the most relevant by far.

Racially, just under 28% of Dallas County residents identify as white, just under 22% identify as black, just under 7% as Asian, and nearly 41% as Hispanic or Latino. Less than 1% identify as Native American or Pacific Islander, and nearly 3% identify as ‘mixed race’.


Climate
Dallas County has cool winters but rarely sees freezing temperatures. Average lows in the winter months rarely go below the mid 30s F, and average highs even in December hover around 59 degrees F. The summers are warm, with highs averaging in the low 90s F and lows in the mid 70s F. It is a dryish climate, with the heaviest rains typically in the winter and spring, rarely amounting to more than 5 inches of precipitation per month. This made dry-farming difficult when it was a rural agricultural community, but modern Dallas County real estate trends are much less dependent on rainwater.
