Land for Sale in San Diego County is as Varied as the Topography

Have you ever heard of the “Sunshine Tax”? It’s a term that is often thrown around in temperate, sunnily-resplendent areas to explain away the high cost of living. Nice places to live almost always cost more, and San Diego County isn’t immune to that. But what it trades its residents for as commerce are some of the best beaches in the world. A year-round Mediterranean climate of a comfortable 75 degrees. Great schools. Great attractions, and many unique, friendly, richly-cultured neighborhoods and parcels of land that will make you forget all about money for the moment. Money can buy happiness—because it can buy land for sale in San Diego County that is second to none.

History of San Diego County, California

The Kumeyaay-Diegueño Nation, also known as the Kumeyaay Nation, are the ancestral peoples of the land we now call San Diego County. As told through the Kumeyaay Research Portal, their ancient Indigenous culture dates back at least 12,000 years according to hard archaeological evidence. The San Diego History Center suggests the Kumeyaay people could have been in the area as early as 20,000 years ago.

As hunter-gathers, the Kumeyaay collected acorns from many different species of oak and made a healthful mash. They also hunted, fished, and harvested fruits and vegetables that grew wild in the area. They lived in harmony with the land as the stewards since time immemorial— until the European explorers began to arrive in the 1500s along with the ensuing waves of American settlers.

The ability to “buy” land is a modern concept. These days, San Diego County land for sale is some of the finest in SoCal. Spain knew that hundreds of years ago, and so did Mexico. Ultimately, the U.S. did too. That’s why this area of southern California has changed ownership many times.

In 1542, Juan Rodríguez Cabrillo claimed the San Diego Bay for the Spanish Empire. By 1769, Spanish soldiers and clerics had moved in and built the first military settlements, the San Diego Presidio, and the Mission San Diego Alcalá. The area was part of Nueva California, or Alta California, a Spanish province until Mexico declared its independence.

The Treaty of Guadalupe Hidalgo was signed in 1848 and effectively ended the Mexican-American War. The San Diego History Center informs that the treaty set a boundary between the United States and Mexico, and land that belonged to Mexico since 1821 had become a part of the United States.

California entered statehood two years later and with that, created 27 original counties. San Diego was one of them, and at the time, the county encompassed all of southernmost California that was south and east of Los Angeles County. Over time, the boundaries shrank and the counties of Inyo, San Bernardino, Riverside, and Imperial Counties were created in its stead.

When Juan Rodríguez Cabrillo first encountered the area, he dubbed it “San Miguel.” However, he died four months later, and the San Diego History Center reports that when Sebastián Vizcaíno arrived with his flagship ‘San Diego,’ shortly thereafter in 1602, he re-named the area for the Spanish Catholic saint, San Diego de Alcalá.

San Diego County Demographics
If you’re looking to buy land in San Diego County, there are 4,206 square miles to choose from. Home to 3.3 million residents, the U.S. Census Report of 2020 shows it has a density of 735 residents per square mile.

As of 2020, San Diego County was the second-most populated county in the State of California, and it achieved the number five spot of the most populated states nationwide.

No surprise here, but the county seat is the City of San Diego, a sprawling metropolis that is one of the most populous cities in California, second only to the City of Los Angeles. San Diego is so big, that it rightfully earns its spot as the eighth-most populated city in the United States.

As the southwesternmost of the Lower 48, or the contiguous United States, San Diego County's southern boundary is the international border between the U.S. and Mexico. The county also belongs to the San Diego-Tijuana Transborder Metropolitan Area, a distinction that proves that just because borders stop, cultures do not. What this delineation effectively means is that the cities and population centers on each side of the border sprawl into one another.

On the western border of San Diego County, you’ll find over 50 miles of Pacific Ocean coastline. A strategic coastline at that, with San Diego County home to many military installations, mostly belonging to the United States Navy and the United States Marine Corps. You’ll find the following installations, but this is by no means an exhaustive list:

Marine Corps Air Station Miramar
Marine Corps Base Camp Pendleton
Marine Corps Recruit Depot San Diego
Naval Base Coronado
Naval Base Point Loma
Naval Base San Diego
U.S. Coast Guard Station San Diego

San Diego residents also find work in many other industries besides government, and the census reported that in 2020, San Diego County residents earned an average of $82,426 per year, an income that is slightly higher than the national average.

The other industries that San Diegans find work in, according to the City of San Diego are International trade, manufacturing, and tourism.

In 2014, Forbes called this southern California metropolis the Best Place to Launch a Startup, and in 2015 National Geographic ranked it as a World Smart City, the only North American city to achieve such an honor. The area has the number one concentration of military and defense assets in the world, according to the San Diego Military and Advisory Council, and the San Diego area is a leader in the Life and BioScience fields.
