The vast majority of Rio Rancho's territory was initially part of Alameda Grant, a town established in 1710 by Spanish colonial settlers. The United States purchased it in 1848 after defeating Mexico in the Mexican-American War. By the early twentieth century, much of the land grant had been divided and sold to land investment companies. However, its proximity to Albuquerque made it a prime area for suburban development following World War II. Amrep Corporation purchased 55,000 acres in 1961 and developed the "Rio Rancho Estates" housing development. These developments drew several migrants to the area, and the city's population increased more than tenfold between 1970 and 1980. Rio Rancho was incorporated as a city in 1981. The establishment of a large Intel Corporation plant in 1981 created many jobs and had a positive economic impact on the town. The city has taken steps to become more self-sufficient than its neighboring city, Albuquerque, since the 1990s. These efforts have paid off, as the city now stands on its own and frequently tops the list of Best Places to Live in New Mexico, as well as several other polls comparing cities. ​​This track record, among other reasons, justifies why Rio Rancho is a great place to purchase land.

Rio Rancho is in Sandoval County, New Mexico, and can be found at 35°17'10" North and 106°40'14" West. It lies in the Albuquerque Basin to the west of the Rio Grande, which forms a boundary in the northeast corner of the city. An escarpment lies to the west of the city limit. According to US Census Bureau data, the city has a total area of 103.7 square miles, of which 103.4 square miles is land and 0.31 square miles is water. The town of Rio Rancho is bordered to the south by Albuquerque, to the north by the Santa Ana Pueblo, and to the east by Bernalillo and Corrales.

In 2020, Rio Rancho had a population of 104k people, a median age of 38.4, and a median household income of $66,856. Between 2018 and 2019, the population of Rio Rancho grew from 94,765 to 96,210, a 1.52% increase, and its median household income grew from $63,014 to $66,856, a 6.1% increase.

Whites make up the majority of the population, accounting for roughly 77.9% of the total. Black or African Americans make up 3.2% of the people, Hispanics 43.0%, and Asians 3.1%.

In 2020, the median property value was $200,800, and the homeownership rate was 79.4%. While the cost of buying land in Rio Rancho is not cheap, because of the high level of income of the residents, the majority of residents own property here.

The city’s major employers include its public schools, Intel Corporation, Hewlett-Packard and Presbyterian Healthcare Services, employing over 10,000 people combined. The average salary in the advanced tech and manufacturing field in Rio Rancho is $115,000, which is higher than the national average of $81,873. This makes it a desirable place to live and own property because you are paid more just by virtue of location.

The University of New Mexico has a health sciences satellite campus in Rio Rancho. Furthermore, Central New Mexico Community College also has one of its eight campuses in downtown Rio Rancho, within walking distance of the University of New Mexico.
