It is also much larger than it sounds – the Sioux Falls Metro Area contains nearly 1/3 of the population of the entire state.

Today we’ll look at some of the best places to look for Sioux Falls, SD mobile homes for sale. We’ll compare the relative costs and benefits of some of the city’s most popular neighborhoods, and generally try to give you all the information you need to decide whether or not you’d enjoy living there. That means we’ll look at the city’s geography, climate and demographics. We’ll even identify some of the best family days out the city has to offer.

The “Falls” at Sioux Falls date back to the last ice age, some 14,000 years ago. It has been inhabited since by indigenous groups like the Cheyenne, Dakota, Arikara, Osage, Kansa, Quapaw, Omaha, Ponca, Missouri, Otoe, Ioway and Ho-Chunk, at one time or another. Most of the Native American population of the region today, though, belong to the Lakota or Dakota peoples. The French explored the region in the 18th century, and the Americans in the early 19th. White settlers came to the falls in 1856, and built ‘fort sod’ to defend against the local tribes who were less than receptive to colonization. The Dakota War saw the town evacuated in 1862, and Fort Dakota was established in the ruins of the old town in 1865. The town’s population exploded in the 1880s when the railroad reached the area, and it began to expand industrially in the early 20th century. Of course, that was all long before anyone was living in mobile homes in Sioux Falls, SD. The 1980s saw a deliberate push to transform its economy into the realm of financial services, and the city’s population has more than doubled in the last 40 years. Sioux Falls was indeed built at the site of a waterfall on the Big Sioux River, which provided a great deal of power for its early industrial expansion. It is in the extreme south of the state, just 15 miles west of the border with Minnesota. The city’s Metro Area includes Lincoln, McCook, Minnehaha and Turner County, as well as parts of 26 other counties. Before you buy land in South Dakota, though, think about what kind of neighborhood you would most enjoy living in. Sioux Falls Neighborhoods Pepper Ridge The neighborhood called Pepper ridge is a great place to look for mobile homes in Sioux Falls. Houses are expensive – median prices just under 400,000, but crime rates are almost non-existent. Pepper Ridge is very popular among young professionals and families, but also for singles and even retirees. Better still, it is a short commute to Downtown. Few of the homes are more than 50 years old. The problem with Pepper Ridge is that no one wants to leave. The reported vacancy rate is literally zero, so if a property comes up, you’d best act quickly. Yankton Trail Park Yankton Trail Park is a safe neighborhood even by the high standards of South Dakota. Median house prices are around $443,000, but as they say you get what you pay for. The vacancy rate is only 2%, but That means there is a chance to find that dream property there. Anderson The Anderson neighborhood has some of the best Sioux Falls mobile homes we’ve seen. Median housing prices top half a million dollars, but it is an amazing place to live. In addition to mobile and manufactured homes in various styles, you will find a lot of large single-family dwellings and townhomes. Again, the vacancy rate is now, but at nearly 3% you’re in with a chance. Shindler Shindler is a great neighborhood, but at these rarified prices it becomes hard to buy a mobile home in Sioux Falls, SD. Median prices in Shindler top $580,000. It is a safe, friendly neighborhood with plenty of community spirit. The homes are almost entirely owner occupied, and that leads to a dearth of units up for sale. Again, the vacancy rate is too low to measure, and those few Shindler homes which come up for sale do not stay on the market long at all. If you do find one that suits you, you had better act quickly to get it.

Sioux Falls, SD’s population as of the 2020 census was 192,517, up nearly 40,000 from the prior census of 2010. Sioux Falls is at the heart of the Sioux Falls Metropolitan Area, which has more than 259,000 residents, up 13.5% from 2010. There are even more great places to buy a mobile home in the Sioux Falls Metro than in the city itself.

Fully 93% of Sioux Falls residents over the age of 25 have high school diplomas, and just over 35% have a Bachelor’s degree or higher. The median household income was $61,738 in 2020, and the median value of owner-occupied housing units was a relatively affordable $205,100 in the same year.
