The neighborhood of Magnolia is part of the city of Fort Worth, Texas, which is located in the Dallas-Fort Worth-Arlington metropolitan area.
Magnolia will attract physically active people because it is conducive to walking; many daily needs can be met without the use of a vehicle. However, this neighborhood is not very bicycling-friendly since the terrain is not particularly flat, and the bicycling infrastructure is not very well-developed. Thankfully, bicycling is more feasible in some pockets than others. Magnolia is a very good part of Fort Worth for moving around by car. Most real estate listings are a very short drive from the closest highway, such as Interstate 30, and it is very easy to find a place to park. In contrast, the public transit service in this neighborhood is somewhat poor. Nevertheless, homeowners are served by a few bus lines, and bus stops are typically nearby.
It is very easy to access the closest grocery store on foot from any home in this part of Fort Worth. Furthermore, there are a fair number of options within walking distance for those who care about restaurants and cafes. Concerning education, residents will find that no matter where their property is situated in this part of Fort Worth, both primary and secondary schools are nearby.
Magnolia offers an extensive selection of green spaces to enjoy, as well as some areas with a vibrant ambience. Although Magnolia is not home to any parks, green spaces are very well-spread out in nearby neighborhoods, making it easy to get to them. Lastly, due to the presence of few pedestrians, this part of Fort Worth remains relatively quiet; however noise levels are higher closer to one of the railway lines, South Freeway or US Highway 377.
Most of the housing growth in Magnolia took place prior to the 1960s. Over half of the housing stock of this part of Fort Worth is made up of large apartment buildings and single detached homes, and the remaining dwellings are mainly small apartment buildings. Around 60% of the population of this neighborhood rent their home and 40% are owners. This part of the city is primarily composed of two bedroom and one bedroom homes.
